Biscayne Shores Development Group LLC, an affiliate of Ben-Josef Group Holdings, has proposed a new residential development in the Biscayne Shores neighborhood of Miami. The developer has owned the vacant 4.10-acre site since 2004, after purchasing it for $3.2 million.

Apartment Complex Details

If approved by city officials, the development will feature 561 apartments, offering a variety of floorplans from studios to three-bedroom units. The apartments will range in size from 415 to 1,101 square feet. Approximately 12.5% of the units—about 70 apartments—will be designated as workforce housing. The project will also include 6,000 square feet of amenities, such as a pool deck located on top of the parking garage.

Building Structure and Commercial Space

The proposed complex will consist of two buildings, one eight stories tall and the other 15 stories. In addition to the residential units, plans include 20,000 square feet of commercial space. The project would also incorporate a parking garage with 723 spaces.

Rezoning and Design

The developer is seeking a rezoning change to align with Miami’s new Rapid Transit Zone (RTZ) regulations. Kobi Karp Architecture, a Miami-based firm known for designing prominent projects like Edge House Miami and Marina Pointe in Tampa Bay, is responsible for the architectural design.

Location

The proposed development will be located at 1400 N.E. 116th Street, Miami, FL, 33181, within Miami-Dade County. If approved, the project will contribute to the ongoing growth and development in the area.
