The developer originally proposed adding 96 units after completing the project's first phase, but revised plans now call for 116 additional residences. If approved, the expansion would bring the total community to 132 townhomes. The project occupies a 6.14-acre site in Pinellas County that was purchased by Belleair Development Group for $3.4 million in early 2018.

What the New Homes Will Offer

The planned townhomes will be smaller than the 16 homes completed in 2024. The existing residences feature three- and four-bedroom floor plans spanning nearly 2,000 square feet and include upscale finishes and amenities. Demand has remained strong, with 13 of the 16 completed homes already occupied. The remaining residences are listed with starting prices of approximately $809,000. While detailed floor plans for the expansion have not yet been released, the revised proposal reflects continued demand for for-sale housing in the St. Petersburg market.

What Amenities Are Planned

Construction is still underway on the community's shared amenities, which are expected to include a resort-style swimming pool with grilling stations and a dedicated dog park. These additions are intended to complement the residential community and provide outdoor gathering spaces for future homeowners.

What This Means for the Site

Before redevelopment, the property was home to the Lamplight Village mobile home park, which once contained 112 mobile homes. Belleair Development Group initially planned to develop the property as a rental community but shifted to a for-sale townhome project in response to changing construction costs and market demand. The proposed expansion continues that strategy as the developer seeks to maximize the site's residential potential. If approved, the additional homes would further increase the supply of townhomes in St. Petersburg, where demand for newly built residential communities has remained steady.
