Florida's real estate landscape is set to welcome a new addition, as a Coral Gables-based developer seeks approval for a residential complex in Miami-Dade County. The proposed development, dubbed Beacon Flats, is a promising venture that aims to enhance the local housing market with 109 new apartments.

Project Details: Beacon Flats

The Beacon Flats project is an ambitious plan for a residential complex that will span 103,176 square feet of new construction. The development will be divided into two three-story buildings, housing a total of 109 apartments. The majority of these units are designed as workforce housing, offering a range of one to three-bedroom homes.

Beacon Flats is not just about providing housing; it's about building a community. The complex will feature 165 parking spots and community-focused amenities such as a children’s playground and a dog park. The development site, currently vacant, spans 2.97 acres at 23815 S. Dixie Highway, Homestead, Florida, 33032.

The Team Behind Beacon Flats

Beacon Hill Property Group, a Coral Gables-based developer, is the driving force behind this project. They have the property under contract from Homestead Land FL LLC, a Virginia Beach-based organization that acquired the parcel for nearly $2 million in 2022.

Attorney Mario Garcia-Serra is representing the application, with CTD Architecture of Miami providing the architectural expertise. Conceptual designs reveal a garden-style housing complex, with many upper-floor homes boasting balconies.

Workforce Housing Program

Beacon Flats is seeking approval under the county’s workforce housing program. This initiative has been instrumental in encouraging developers to propose workforce housing developments in Florida. However, it's still unclear whether this project falls under the Live Local Act.
