Key Points

  • Bayside Club Hotel LLC plans a 70,900 square foot expansion of the existing DoubleTree hotel.
  • The project will add 104 guest rooms, bringing the total to 301 keys.
  • New conference facilities and a courtyard focused redesign aim to reposition the asset.

What’s Being Proposed

Bayside Club Hotel LLC is proposing a major renovation and expansion of its existing DoubleTree property, adding approximately 70,900 square feet on the hotel’s northeast side. The expansion would increase the property from 197 to 301 guest rooms, significantly boosting revenue capacity while modernizing common areas and meeting facilities.

Meetings and Event Strategy

The addition includes a robust conference component, signaling a push toward group and corporate demand. Planned facilities include:

  • A 3,200-square-foot dividable ballroom
  • A 1,100-square-foot junior ballroom
  • Two 525-square-foot meeting rooms
  • A 270-square-foot boardroom

For hotel investors, expanded meeting space often drives higher ADR and occupancy by attracting events, weddings, and business travel.

Repositioning the Guest Experience

The renovation plan calls for transforming the existing lobby into a 135 seat restaurant and bar, with upgraded finishes and lighting throughout. The reception desk will be reconfigured to add another check in station, improving operational flow. A new coffee bar and lounge area will overlook a south facing courtyard, creating an indoor outdoor hospitality experience. During favorable weather, the courtyard will support casual dining and guest gathering, enhancing amenity appeal without expanding the site footprint.

Why It Matters

Full-service hotels with modernized meeting space continue to outperform limited service properties in markets with stable corporate and leisure demand. By increasing keys and upgrading event capacity, the Bayside DoubleTree is positioning itself for stronger RevPAR growth and diversified revenue streams. For hospitality investors, this project reflects a clear strategy: add density, enhance amenities, and capture group business to drive long term asset value
