Key Points
- B2K Development plans a $70 million, 150-unit Bristal Assisted Living project in Boca Raton
- 160,000-square-foot facility proposed at 8250 Congress Ave. on a five-acre site
- Developer revives South Florida push after selling $600M+ Northeast portfolio to Ventas
What 150 Units Mean for Boca’s Senior Housing Pipeline
The proposed Bristal at Boca Raton would deliver a sizable assisted living and memory care component in a high-income Palm Beach County submarket. The site had previously been approved for a skilled nursing facility and dialysis clinic. B2K’s pivot reflects continued demand for private-pay assisted living products over traditional skilled nursing formats. In affluent corridors like Boca Raton, amenity-rich senior housing can command strong monthly rents while benefiting from favorable demographic trends.
What the Florida Relaunch Means for B2K’s Growth Strategy
B2K, formerly known as Engel Burman, had previously eyed three Florida Bristal projects in Boca Raton, South Miami, and Aventura. Those plans were shelved during the pandemic as the firm focused on stabilizing Northeast assets. Now, principal Steven Krieger says the firm is actively scouting sites from Delray Beach through Miami, as well as Jupiter and Stuart. The developer is also exploring multifamily opportunities alongside senior housing. The move follows B2K’s August 2025 sale of five Bristal communities and an over-55 property to Ventas for more than $600 million, recycling capital while retaining 19 Bristal communities across the Northeast.
What This Means for Institutional Capital in South Florida Seniors Housing
B2K is expected to seek a capital partner for its Florida expansion, potentially reuniting with long-time partner Harrison Street Asset Management. The Boca project is targeting a groundbreak in early 2027. If executed, it could serve as the platform deal for a broader South Florida portfolio buildout. For investors, the takeaway is clear. After monetizing stabilized Northeast assets, B2K is redeploying into high-growth Florida markets where demographic tailwinds and affluent retiree inflows support long-term senior housing demand.
