What Avdoo And Aksoy Are Building
Exterior work is nearing completion at 110 Boerum Place, a six-story luxury condominium development spanning the full block between Dean and Pacific streets in Cobble Hill. Avdoo, in partnership with Aksoy Holding, is developing and building the project. The property was assembled after Avdoo and its partners acquired the site from Hidrock Properties for approximately $30.5 million in 2017. The project is designed by Brent Buck Architects, with Brook Landscape handling the landscaping.
What The 21 Condominiums Include
The building will offer 21 residences ranging from two to five bedrooms, with each home featuring private outdoor space. The development is being marketed as a collection of individual homes rather than a conventional apartment building. The project includes more than 11,000 square feet of residential amenities, including a lobby, fitness and movement spaces, children's playroom, pet spa, private storage, bike storage and on-site parking. Sales launched earlier this year, with two-bedroom residences starting around $2.975 million. The most expensive homes include penthouses with expansive private terraces.
What Brent Buck Architects Designed
The exterior is now largely visible following the removal of much of the scaffolding and construction netting. The facade uses red brick, floor-to-ceiling windows, recessed loggias and rounded architectural elements designed to complement Cobble Hill's historic brownstone character. A prominent arched entrance will lead into the residential lobby, while landscaped terraces and greenery are planned throughout the building. The design also steps down toward Dean Street, helping the six-story structure transition into the surrounding low-rise neighborhood. The project has been designed to provide substantial natural light and outdoor space while maintaining a scale intended to fit within the existing Cobble Hill streetscape.
What The Project Means For Cobble Hill
110 Boerum Place represents a significant luxury residential investment in a neighborhood dominated by historic townhouses and smaller residential buildings. Avdoo secured a $47 million construction loan from Valley National Bank in 2025, providing financing for the development as construction moved toward completion. The project is now shifting toward its final exterior and interior work, with completion expected in spring 2027. For developers and investors, the project demonstrates continued demand for high-end condominium development in established Brooklyn neighborhoods where new inventory is limited and buyers are seeking larger layouts, private outdoor space and full-service amenities.
