AvantStay is growing its South Florida footprint through a new partnership with Nexo Residences, a hospitality-focused condominium development under construction in North Miami Beach. The 16-story project, scheduled to open in the third quarter of 2026, is being developed by Fortune International Group and Blue Road. Under the agreement, AvantStay will become the preferred property manager and technology platform for the building’s short-term rental operations. The partnership reflects the growing popularity of professionally managed condominium projects designed to support flexible living, remote work, hospitality services, and short-term rental use within one integrated environment. Located at 13899 Biscayne Boulevard, Nexo Residences will include 254 furnished residences ranging from studios to three-bedroom units, along with a limited number of larger townhomes.

The project is being designed as a lifestyle-focused residential and hospitality hybrid aimed at both residents and travelers seeking flexibility and resort-style amenities. Plans include a three-story arrival lobby, resort-style pool, jacuzzi, outdoor kitchens, event areas, rooftop observatory deck, outdoor movie theater, coworking hub, fitness center, yoga studio, and technology-focused common areas. AvantStay will oversee day-to-day hospitality operations for eligible units, including guest services, housekeeping, and short-term rental management. Residences will come fully furnished and include European-style Italkraft kitchens, Bosch appliances, floor-to-ceiling windows, large balconies, and dedicated owner storage closets. The building will also incorporate technology-focused features, including smart key systems, self-service package lockers, and high-speed Wi-Fi throughout common spaces.
