  • AvantStay will manage short-term rentals at Nexo Residences in North Miami Beach.
  • Fortune International Group and Blue Road are developing the 254-unit condominium project.
  • The 16-story development is expected to open in the third quarter of 2026 and will include flexible living and remote work amenities.

What the Partnership Includes

AvantStay is expanding deeper into South Florida through a new hospitality partnership at Nexo Residences, a condominium development underway in North Miami Beach. The Los Angeles-based short-term rental company will serve as the preferred property manager for vacation rental operations at the 254-unit project located at 13899 Biscayne Blvd. Developed by Fortune International Group and Blue Road, the 16-story property is designed around flexible living, allowing owners to participate in AvantStay’s short-term rental management program. The residences will range from studios to three-bedroom units, alongside a limited collection of townhomes.

What the Development Will Offer Residents

Nexo Residences is being positioned as a hospitality-driven residential project aimed at buyers looking for flexibility between living, remote work, and travel. Amenities at the development are expected to include a resort-style pool, fitness center, rooftop observatory deck, and a two-story coworking hub. An on-site hospitality team managed by AvantStay will oversee guest services, owner relations, maintenance, housekeeping, and operations. The partnership is also expected to create roughly 20 to 25 full-time jobs tied to the building’s hospitality platform. Current listings show residences priced starting in the high $500,000 range.

What This Means for South Florida’s Condo Market

Developers across South Florida continue leaning into condo projects that allow short-term rentals as demand remains strong from investors, remote workers, and international buyers. Buildings with flexible rental programs have become increasingly popular because they give owners the ability to generate income while still using units personally throughout the year. The model also reflects the growing overlap between hospitality and residential real estate, particularly in high-tourism markets like Miami-Dade County.

What This Says About AvantStay’s Growth Strategy

Founded in 2017 by Sean Breuner and Reuben Doetsch, AvantStay has rapidly expanded its footprint across vacation and lifestyle destinations. The company now manages more than 3,000 short-term rental properties across 65 markets, including multiple locations throughout South Florida. Its partnership at Nexo Residences shows how hospitality operators are increasingly working directly with developers to integrate rental management into projects from the start rather than entering after completion.

What the Project Could Mean for Future Development

Projects like Nexo Residences continue reshaping condo development across South Florida, where buyers increasingly expect hotel-style services, flexible rental options, and remote work amenities built directly into residential buildings. As more developers pursue hybrid hospitality-residential concepts, flexible-use condo projects could become an even larger part of the region’s future development pipeline.
