AvalonBay Communities Kicks Off Construction of 1.86 Acre Miami-Dade Mixed-Use Project

Approximately three years after acquiring a 1.86-acre plot, construction has commenced on Avalon South Miami. The developer, AvalonBay Communities, secured this building site for a sum of $18.95 million, and before initiating construction, they razed a 20,000-square-foot Winn-Dixie grocery store. The seller of the land was 5850 S.W. 73 Street LLC.

The project in numbers: Avalon South Miami, standing tall at 10 stories, will encompass 290 apartments, offering a range of floor plans from studios to three-bedroom units. According to the South Florida Business Journal, some of these apartments will take the form of town homes featuring two-story lofts. The expansive 10-story complex will have a total of more than 200 units. 

Avalon’s amenities for tenants: The venture's website outlines various in-unit amenities, including quartz countertops, stainless-steel appliances, and inviting patio spaces. Additionally, residents will have access to the on-site facilities such as a private dining room, a fitness center, a lounge, a pet spa, and a co-working area.

A considerable retail area: Residential offerings are just a segment of this mixed-use endeavor. The first floor of the complex will house a sizeable 27,000-square-foot grocery store, with indications suggesting it might be a Fresh Market. The nature of other commercial ventures occupying the remaining 4,000 square feet is still unknown

The team behind the project: AvalonBay Communities serves as the project's developer, with Corwil Architects responsible for the community's design and First Florida serving as the general contractor. Provided there are no significant obstacles or delays, this venture is slated for completion in late 2025.

Location, location, location: The address of Avalon South Miami is 5850 SW 73rd Street, Miami, Florida, 33143, situated in Miami-Dade County. Its location is to the north of Pine Crest Gardens.
