What Atrium Development is building
Construction is underway at Plant Street Commons, a mixed-use project in downtown Winter Garden led by Atrium Development Group. The development spans roughly one acre and includes a three-story building with retail and apartments, along with eight townhomes. In total, the project will deliver 18 residential units, combining rental apartments and for-sale townhomes. Atrium acquired the site for about $1.9 million in 2022 and broke ground in August 2025.
What the design and layout include
The front building along Plant Street will feature 5,000 square feet of retail and restaurant space on the ground floor, with 10 apartments above. The rear portion of the site will include eight townhomes with garages and rooftop terraces, designed to appeal to higher-end buyers looking for urban-style living in a suburban setting. Design is being handled by Silling Architects, with a focus on a 1940s-inspired mercantile look that aligns with the historic character of downtown Winter Garden.
What construction progress shows
The project is actively rising, with masonry walls reaching the first-floor level and structural work underway for upper floors. Materials are staged across the site, and vertical construction is progressing steadily on the main building. The townhome portion is still in early stages, with site work and utility prep in progress. Construction is being led by RLH Construction LLC.
What the location means for demand
The site sits along the West Orange Trail, which draws around one million users annually, giving the project strong foot traffic and visibility. Its location at the edge of Winter Garden’s historic downtown positions it well for both retail activity and residential demand, especially as walkable suburban nodes continue to grow in popularity. This type of small-scale mixed-use development is increasingly attractive in suburban markets with strong lifestyle appeal.
What this means for developers and investors
Plant Street Commons reflects a growing trend toward boutique mixed-use projects in suburban downtowns. Developers are targeting smaller sites that can deliver a blend of retail and residential, capturing both local demand and lifestyle-driven tenants. For investors, these projects offer diversified income streams and exposure to high-growth suburban corridors. Winter Garden continues to emerge as a niche market where mixed-use development can generate strong long-term value.
