Atlantic Pacific & Casa Familia to Develop 124-unit Multifamily Complex for Adults with Intellectual & Developmental Disabilities in Kendall

Atlantic Pacific Companies and nonprofit Casa Familia have embarked on a joint venture to construct a 124-unit apartment complex catering to individuals with intellectual and developmental disabilities. The project, known as The Village at Casa Familia, will be situated on a 9-acre plot at 11025 Southwest 84th Street in unincorporated Miami-Dade County.

Phased Development

The development will unfold in three distinct phases, each serving a specific purpose. Phase one encompasses two three-story buildings, hosting 50 affordable apartments on 4.5 acres. These units will be rented to tenants who will contribute no more than 30 percent of their income towards rent. Phase two will introduce 24 assisted living units spread across four one-story, six-bedroom houses occupying 2.3 acres. The final phase will feature a four-story building with 50 affordable rental units on 2.2 acres, targeting households earning up to 120 percent of the area median income.

Financial Backing and Approvals

To realize this vision, the project has secured a variety of financing options, including $3.5 million from a county bond program, $2 million from the county’s Affordable Housing Trust Fund, $2 million from county surtax funds, and a $10 million loan from Truist Bank. Phases one and two have already received approval, with construction on phase one underway since January. Phase three awaits administrative approval from Miami-Dade.

Community Center Inclusion

Integral to the project is an 11,000-square-foot community center designed to foster a sense of belonging and support for residents.

Partnership and Leasing

Casa Familia, a Coral Gables-based organization specializing in disability services under the leadership of Anay Abraham, secured a lease from the county for a 55-year term, with options for two 20-year extensions. Subsequently, they subleased the site to Atlantic Pacific for immediate development.

Atlantic Pacific's Commitment to Affordable Housing

Atlantic Pacific, spearheaded by Howard Cohen, has a dedicated focus on affordable housing development. Besides The Village at Casa Familia, the company is actively involved in other notable projects. One such endeavor is the Atlantic Station, a 36-story apartment complex with 616 units, including workforce housing, retail spaces, and ample parking. Additionally, in the Perrine neighborhood of south Miami-Dade, Atlantic Pacific is overseeing the Quail Roost Transit Village, a multi-phase apartment project boasting over 500 units, including affordable housing options, on a 9-acre county-owned site.
