Astellas Pharma Inc. has inaugurated its West Coast Innovation Center, a state-of-the-art laboratory and office facility spanning 154,000 square feet in South San Francisco, California. The company secured the entire Building A of Vantage, a 20-acre life science campus developed by Healthpeak Properties.

Consolidation of Bay Area Operations

The move to the new center marks the consolidation of Astellas Pharma's Bay Area-based operations, accommodating employees from various arms and subsidiaries previously working in separate offices in San Francisco and Menlo Park. The relocation process began in December, with nearly 300 employees already shifted and another 200 expected to follow soon.

Phased Development and Expansion Plans

Astellas' new facility is part of Vantage's first phase, comprising three buildings totaling 343,000 square feet. Building A, a LEED certified five-story structure, offers flexible floorplates suitable for both laboratory and office use. Concurrently, Healthpeak has gained approval for Phases II and III, which will add 1.3 million square feet of laboratory space.

Strategic Location and Neighborhood

Situated at 480 Forbes Blvd. within South San Francisco's thriving life science cluster, the West Coast Innovation Center enjoys proximity to major transportation routes and key transit stops. Its neighbors include prominent biotech companies such as Genentech and Yali Bio, enhancing collaboration opportunities within the industry.

Bay Area Office Sector Challenges

San Francisco's office sector has faced challenges with rising vacancy rates, attributed partly to the impact of the pandemic. Despite having the nation's second-largest office pipeline, the metro area has seen a significant increase in vacancy, reaching 24.2 percent as of March. However, the Bay Area's focus on AI and life science sectors has driven recent leasing and development activities.

Recent Developments in the Area

Recent developments include IQHQ's transit-oriented project in South San Francisco and Alexandria's lease renewal and expansion with insitro at the Alexandria Center for Advanced Technologies. These projects reflect the ongoing growth and innovation in the Bay Area's life science and technology sectors.
