Palm Beach Gardens is entering a new phase of rental development as Aventine Development and Seawood Builders officially broke ground on Phase I of Arbor House, the city’s first high-rise luxury apartment community. The project signals a shift for a market long dominated by low-rise residential and office parks, as demand grows for upscale rental living tied to lifestyle amenities and transit-oriented planning.

A New Luxury Rental Offering

Arbor House will rise 13 stories and deliver 302 apartments, with a unit mix ranging from studios to three-bedroom residences. An attached garage will provide 480 parking spaces, supporting higher-density living while maintaining convenience for residents. The project is designed to attract young professionals, families, and renters priced out of for-sale luxury options, offering modern finishes and a full-service amenity package.

Amenity Driven Design

A signature feature of Arbor House is its 7,000 square foot eighth-floor amenity deck, which includes a wellness center, fitness facility, golf simulator, cold plunge, sauna, and resort-style pool. The building will also feature a ground-floor work-from-home lounge, reflecting sustained demand for flexible living and working environments. Developers say the goal is to pair luxury finishes with day-to-day livability rather than over-indexing on flash.

 Part of a Larger Redevelopment Strategy

Bill Spruce, cofounder and managing partner of Aventine Development, said Arbor House fits into a broader master plan focused on replacing outdated office uses with modern residential development. The shift mirrors other high-profile projects reshaping Palm Beach Gardens, including the upcoming Ritz Carlton Residences, and reflects growing confidence in the area as a luxury living destination.

City and Market Support

Local officials have backed the project, citing the need for high-quality housing and its role in supporting future transit-oriented development near the PGA Station district. Seawood Builders CEO Ed Masi said Arbor House addresses a clear shortage of Class A multifamily inventory in Palm Beach Gardens, particularly near major retail and employment hubs.

What’s Next

Phase II of Arbor House is already planned and will add a second 13-story tower with 318 additional units, bringing the total project to 620 apartments upon full buildout.
