  • Arandas Tires & Rims is redeveloping its longtime West Town property into a new mixed-use residential building.
  • The five-story project will deliver 44 apartments above a new showroom and office space.
  • Hanna Architects and GHR Arquitectura designed the redevelopment.

What the Arandas Redevelopment Includes

Construction is approaching the final stages at the redevelopment site of Arandas Tires & Rims in Chicago’s Pulaski Park neighborhood within West Town. Located at 1501 North Ashland Avenue, the project is replacing the company’s former garage and showroom with a new five-story mixed-use building that combines residential and commercial space. The development will include 44 apartments ranging from studios to three-bedroom layouts across the upper four floors, while the ground floor will feature a new Arandas showroom and office component.

What the Residential Project Will Offer

Plans also include a 16-space indoor parking garage accessed through the alley along West Le Moyne Street, along with additional outdoor parking spaces. Many of the apartments are expected to feature inset balconies, while residents will also have access to a shared rooftop deck and amenity space. Exterior work has advanced rapidly, with textured brickwork now covering large portions of the Ashland Avenue and Le Moyne Street façades as crews move closer to topping out the structure.

What This Says About West Town Development

The project reflects the continued redevelopment momentum happening across West Town and the surrounding neighborhoods near major transit corridors. Smaller commercial and industrial properties throughout the area are increasingly being repositioned into mixed-use residential developments as demand for housing near downtown Chicago remains strong. The site also benefits from close proximity to CTA bus lines and the Division Blue Line station, factors that continue attracting multifamily investment into the neighborhood.

What the Design Team Brings to the Project

The redevelopment was designed through a collaboration between Hanna Architects and GHR Arquitectura. The architectural approach combines contemporary residential design with commercial functionality, allowing Arandas Tires & Rims to maintain an active business presence on the site while adding new housing density above. The inclusion of both residential and retail uses aligns with the broader mixed-use growth strategy increasingly shaping Chicago’s urban infill developments.

What the Industry Will Watch Next

Demolition of the former facility began last summer, with construction quickly progressing vertically over the past several months. As the building nears topping out, attention will soon shift toward final exterior work, interior buildouts, and leasing activity for the new residential units. For developers and investors, the project highlights how owner-users and local businesses are increasingly leveraging valuable urban land for mixed-use redevelopment opportunities throughout Chicago neighborhoods.
