Earth movers and heavy equipment are in full swing at the intersection of National and Venice Boulevards, where Apple is establishing a significant office campus. This development, situated on the border of Culver City and Los Angeles, replaces the former Lakeshore Learning Store at 8888 Venice Boulevard. Spanning approximately 4.5 acres, the site stretches across Venice, National, and Washington Boulevards.

Project Scope and Design

Approved by both Culver City and Los Angeles in 2023, Apple’s project will consist of two large buildings, offering a combined 536,000 square feet of office and production space. The designs by Gensler feature four- and five-story structures with terrace decks on the upper levels. Although no ground-floor commercial spaces are planned, the buildings will have street-facing entrances and shuttle drop-off points. Additionally, the campus will include 58,000 square feet of open space, highlighted by a central courtyard and a park-like area along Washington Boulevard. A landscaped promenade is planned along the Venice Boulevard frontage, with additional green spaces lining National Boulevard.

Phased Construction and Apple's Expansion Plans

The campus will be built in two overlapping phases, beginning with the building located within Los Angeles city limits, followed by the Culver City structure. Once completed, this campus will double Apple’s office footprint in the Los Angeles area, which currently includes 500,000 square feet of space in and around Culver City. Apple already leases a nearby 128,000-square-foot building at Washington and National Boulevards. Through ventures like Apple TV+ and Apple Music, the company aims to grow its L.A. office to accommodate over 3,000 employees by 2026. However, recent reports suggest that Apple may scale back its spending on television and film productions, which have been costly with limited viewer engagement.

The Tech Hub Around Culver City

Apple’s new campus is part of a broader trend of tech and entertainment giants establishing a presence near Culver City Station. Across the street, Warner Bros. Discovery occupies 240,000 square feet of office space at the $350-million Ivy Station complex, while Amazon utilizes 600,000 square feet of space between the Culver Studios complex and the Culver Steps development. This growing hub underscores the area’s importance as a center for tech and entertainment industry leaders.
