The Calta Group plans to build Anatomia, a 30-story residential tower at 1469 NW 13th Terrace, near River Landing and the Health District. The development includes 499 units, with 210 designated as workforce housing—primarily studios and one-bedrooms—under the state’s Live Local Act.

Amenities will include over 17,000 square feet of shared space, including a pool deck and co-working areas, along with 6,500 square feet of ground-floor retail. The site was acquired across two deals totaling around $17 million.

Carlos Lago, chair of Greenberg Traurig’s Miami Land Use & Land Development Practice, called Anatomia “a transformative project for Allapattah and the Health District.” He added, “By leveraging the Live Local Act, we’re introducing innovative housing solutions that not only address the pressing need for affordability in the urban core but also raise the bar with thoughtful design and elevated architecture.”

He also emphasized the project’s proximity to key employment hubs, saying, “Just steps from River Landing and the Health District, this community will provide essential housing for those who keep Miami running.”

Edge House: Flexible Lodging Units in Edgewater

Grupo T&C, through its affiliate Meridian TC Real Estate Group, is developing Edge House, a 56-story tower at 1825 and 1837 NE 4th Avenue. The 608-unit project is classified as lodging, allowing for short- and long-term stays with no rental restrictions. Units will range from studios to two-bedrooms, and the building will include about 293 parking spaces.

Designed by Kobi Karp Architecture & Interior Design, Edge House will feature extensive amenities—pool, wellness areas, co-working spaces, and rooftop lounges—along with continuous balconies and a landscaped podium aimed at improving the pedestrian experience.

Lago praised the project, saying, “Edgewater has quickly become one of Miami’s most dynamic neighborhoods, and Edge House Miami will add to that momentum in a meaningful way.” He added, “We are proud to have worked alongside Grupo T&C and Kobi Karp Architecture & Interior Design to make this beautiful project a reality.”
