The project contains 89 total apartments, with a portion set aside for residents earning between 60 percent and 100 percent of the area median income (AMI). The building was designed by JFA Architects & Engineers DPC and adds new residential density to the growing Jamaica corridor, which continues to attract multifamily development due to strong transit access and commercial activity. Applications for the available units are being accepted through NYC Housing Connect, with a deadline of April 1, 2026.

What The Lottery Units Offer Renters

A total of 18 apartments are available through the lottery. At 60 percent of AMI, the building offers six one-bedroom units renting for $1,609 per month and eight two-bedroom units renting for $1,908 per month. Eligible household incomes for these apartments range from $62,572 to $105,000, depending on unit size. At 100 percent of AMI, the project includes three one-bedroom apartments renting for $2,787 per month and one two-bedroom apartment renting for $3,323 per month, with eligible incomes ranging from $102,960 to $175,000.
