The Altman Companies has submitted a pre-application for an 11-story residential development on Biscayne Boulevard in North Miami. The project, designed by Cohen Freedman Encinosa & Associates, would include 373 residential units, a 608-space parking garage, and 20 bicycle spaces.
What are the plans: The property is located in the Rapid Transit Zone (RTZ) SMART Corridor Subzone and is currently vacant. The developer plans to submit a Zoning Hearing Application requesting Special Exception approval for a comprehensive concept plan that is aligned with the RTZ SMART Corridor Subzone.
The details: The proposed development would be a mixed-use complex with a mix of studio, one-, two-, and three-bedroom floor plans. The project would also include 12.5% workforce housing units, as well as an additional 11 workforce housing units that are required as part of a previous CDMP Covenant.
The aesthetics: The maximum height of the project is 11 stories, but it would taper to 8 stories along the center and Northeast 14th Avenue. This design choice was made to ensure harmony with the adjacent architectural landscape.
What’s next: The developer is requesting a pre-application meeting with Miami-Dade County on September 7, 2023. The County will then review the application and make a decision on whether to approve the project.
