A major multifamily project is moving forward in South Miami after Madison Realty Capital closed a $91.8 million construction loan for Alta Sunset, a new residential development planned by Alta Developers. Located at 6075 Sunset Drive, the 10-story project will feature 314 one- and two-bedroom apartments along with approximately 5,444 square feet of ground-floor retail space. Developers are positioning Alta Sunset as a wellness-oriented residential community combining luxury amenities with transit accessibility and proximity to major healthcare employers.
What Amenities Residents Will Receive
Alta Sunset’s amenity package is centered around health, wellness, and hybrid work flexibility. Plans include an indoor pool, resort-style outdoor pool deck, fitness center, spa and recovery retreat with steam and sauna facilities, coworking spaces, private offices, and resident lounges. The project sits directly adjacent to Larkin Community Hospital and near Baptist Health South Florida, placing the property within one of Miami-Dade County’s strongest healthcare employment corridors. Residents will also benefit from walkable access to the South Miami Metrorail station, the University of Miami, Whole Foods, and The Shops at Sunset Place.
What Madison Realty Capital Says About the Market
Josh Zegen said South Miami’s combination of healthcare infrastructure, transit access, and limited Class-A apartment supply makes the area especially attractive for multifamily development.
“South Miami benefits from a rare combination of demand drivers,” Zegen said, citing the healthcare corridor, University of Miami presence, and direct transit connectivity. Madison Realty Capital has remained highly active throughout South Florida, where the firm says roughly 20 percent of its 2025 loan originations have been concentrated.
What Alta Developers Brings to the Project
Alta Developers, led by Raimundo Onetto, has developed more than 4,000 residential units across South Florida. The company’s portfolio includes luxury condominium and mixed-use developments throughout Miami, Coral Gables, Doral, Fort Lauderdale, and other major South Florida markets. Galaxy Capital brokered the financing transaction, with Henry Bodek representing the deal.

The Alta Sunset financing reflects continued investor and lender confidence in South Florida multifamily despite broader uncertainty across parts of the national commercial real estate market.
