Key Points

  •  $17.3M Acquisition: Alo Yoga purchased 13,480 SF at 100 Lincoln Road, formerly a Walgreens, to establish a combined retail and wellness space.

  • Historic District Review: Despite the building not being landmarked, its location within Miami Beach’s Art Deco Historic District necessitates approval from the Historic Preservation Board.

  • Strategic Expansion: This venture marks Alo Yoga’s third U.S. location for the store & gym concept, following similar setups in Los Angeles and New York.

Alo Yoga is set to transform a long-vacant corner at Lincoln Road and Collins Avenue into a vibrant retail and wellness destination. The Beverly Hills-based brand plans to renovate the ground floor of the Decoplage condominium, introducing its signature blend of luxury athleisure retail and holistic health amenities.

Alo Yoga's Vision for Lincoln Road

In 2023, Alo Yoga's co-founders, Danny Harris and Marco DeGeorge, acquired four commercial units totaling 13,480 square feet at the base of the Decoplage condominium for $17.3 million. This space, previously occupied by Walgreens, has remained vacant for several years.

The proposed facility aims to mirror Alo Yoga's existing locations in Los Angeles and New York, offering:

  • Retail Store: Showcasing Alo Yoga's premium athleisure apparel.

  • Wellness Club: Featuring amenities such as weight rooms, infrared saunas, cold plunges, cryotherapy chambers, and a café with a snack bar.

New York-based Lalire March Architects is spearheading the design, ensuring the renovation aligns with both the brand's aesthetic and the district's architectural integrity.

Navigating Historic Preservation Regulations

Although the Decoplage building, completed in 1965, is not individually designated as historic, it resides within Miami Beach's Art Deco Historic District. Consequently, any exterior modifications require approval from the Miami Beach Historic Preservation Board.

The board is scheduled to review Alo Yoga's renovation plans on Tuesday, assessing the project's compatibility with the district's preservation standards.

Implications for Miami Beach's Commercial Landscape

Alo Yoga's investment is part of a broader trend of revitalizing Lincoln Road, a historically vibrant commercial corridor. The introduction of a high-end wellness and retail space is anticipated to:

  • Stimulate Economic Activity: Attracting both local residents and tourists, thereby boosting foot traffic and sales for neighboring businesses.

  • Enhance Property Values: Signaling investor confidence in the area, potentially leading to increased demand and property appreciation.

  • Encourage Further Development: Inspiring other brands and developers to consider projects in the vicinity, contributing to the district's rejuvenation.

Moreover, Harris and DeGeorge's acquisition of a $22 million retail property in the Miami Design District underscores their commitment to expanding Alo Yoga's presence in South Florida.

Alo Yoga’s upcoming flagship at 100 Lincoln Road marks more than just a retail expansion—it signals Miami Beach’s evolution into a magnet for globally recognized, experience-driven brands. As top lifestyle and wellness concepts from major metros continue to enter the Miami market, Alo’s blend of elevated activewear, holistic wellness, and luxury retail underscores the city’s rising appeal. Pending approval from the Historic Preservation Board, this high-profile addition could be a pivotal catalyst in reenergizing Lincoln Road, attracting new investment and reshaping it into a next-gen destination for locals and visitors alike.
