What The New Apartment Community Includes

Construction has started on Broadstone Gosling Oaks, bringing 388 new Class A rental residences to the southeast corner of Gosling Road and West Rayford Road in Spring, near The Woodlands. The apartment community sits on 14.64 acres within the broader 50-plus-acre Gosling Oaks development. Alliance Residential acquired the multifamily parcel from Newman Commercial Real Estate earlier this year and is now developing the residential project independently. The first residents are expected to move in by December 2026, giving the project a relatively short construction timeline from its August groundbreaking.

What Gosling Oaks Is Planned To Become

Broadstone Gosling Oaks is the first residential component of the larger Gosling Oaks development, which is being positioned as a mixed-use destination at the southern gateway to The Woodlands. The broader project is planned to include more than 100,000 square feet of retail, restaurant and office space alongside the apartments. The development is designed around connected green spaces and relocated heritage live oaks, with the goal of creating a more walkable environment where residents can live near shops, restaurants and workplaces. That combination could give the apartment community an advantage over standalone suburban rental properties, particularly as renters increasingly look for convenient access to daily services and amenities.

What Alliance Residential Is Bringing To The Site

Alliance Residential is developing the multifamily portion under the Broadstone brand, adding a Class A rental community to a submarket that has seen improving apartment demand. The project follows infrastructure work already completed by Newman across the larger Gosling Oaks property. That work includes drainage improvements, site access, a new entry drive and a dedicated turn lane on Gosling Road. Those improvements establish the infrastructure needed not only for the apartment community but also for the commercial phases planned along the site's frontage.

What The Houston Apartment Market Looks Like

Broadstone Gosling Oaks is moving forward as Houston's apartment market shows signs of improving demand while the development pipeline continues to shrink. According to Colliers, the Houston market recorded 7,008 units of net absorption in the second quarter of 2026, which was 15.5% above the five-year average for the quarter. At the same time, the number of apartments under construction fell 29.3% from a year earlier. Class A properties accounted for nearly two-thirds of that quarterly absorption, an important signal for a new high-end community like Broadstone Gosling Oaks.

What The Woodlands Submarket Means For The Project

The project is also entering a market with lower stabilized vacancy than the Houston metro overall. Cushman & Wakefield reported a 7.7% stabilized vacancy rate in The Woodlands during the second quarter, compared with 11.1% across Houston. That gap gives the project a favorable market backdrop as it prepares to deliver new units. Improving demand, fewer apartments under construction and relatively low vacancy in The Woodlands could create a more selective environment for new multifamily development.

What Comes Next For Gosling Oaks

Newman continues to advance the larger Gosling Oaks development, including a planned five-building commercial core and additional pad sites. The infrastructure already installed across the property creates the foundation for the residential and commercial phases to move forward together. As construction progresses on Broadstone Gosling Oaks, the project will be an important early piece of what could become a larger mixed-use destination serving Spring and the southern edge of The Woodlands. For the local real estate market, the development is notable not just for its 388 apartments but for how the residential component is being integrated with planned retail, restaurants and office space on the same larger site.
