Allen Morris Company to Trade Brickell for Coconut Grove

Real estate firm, Allen Morris Company, is embarking on a mixed-use development project in Coconut Grove, Miami, signaling a strategic shift in its focus. The project, a joint venture with the Espinosa family, will feature office, residential and ground-floor retail components, as well as a revamp of the adjacent Kirk Munroe Park. Once built, the company plans to relocate its headquarters to the building, located in one of Miami's most coveted enclaves.

Partnership and Development Plans

The 1.7-acre site is anchored by the Espinosa family's Coconut Grove Laundry & Cleaners at 3101 Grand Avenue. The project plans include a five-story office building with 100,000 square feet of office space and a three-story condominium building comprising approximately 20 units. The remaining 40,000 square feet will be comprised of retail and a rooftop restaurant space. 

Revitalizing Coconut Grove

Coconut Grove has become a hotspot for development, attracting numerous prominent firms such as Related Group, Arquitectonica, Terra and more to call it home. The Allen Morris-Espinosa project aims to integrate seamlessly into the area, revitalizing Kirk Munroe Park and improving Fuller Street with public enhancements. These efforts are designed to leave a lasting legacy while fostering community engagement.

Design and Legacy

The project will feature designs by Oppenheim Architecture and landscaping by Naturalficial’s Andres Arcila. The Espinosa family, with a 60-year history in the neighborhood, views the project as a meaningful contribution to Coconut Grove's legacy. 

Timeline and Leasing

Construction is slated to begin in the third quarter of 2025, with completion anticipated by the end of 2027. One Sotheby’s International Realty will handle condo sales, with prices ranging from $2.5 million to $8 million. Vertical Real Estate and Cushman & Wakefield will oversee retail and office leasing, respectively. Allen Morris will occupy 15,000 square feet of the office space, while the Coconut Grove Laundry & Cleaners will reopen in the new building.

A Fresh Direction

For Allen Morris, this move represents a new chapter, having been headquartered on Brickell Avenue for four decades before relocating to Coral Gables in 2002. With this project, the company is not only re-establishing its presence in Coconut Grove but also contributing to the neighborhood’s ongoing transformation as a premier destination for living, working, and leisure.
