Development Details
Ensinck, the owner of the 1.2-acre development site on North Federal Highway, is spearheading the project. Although he has not disclosed other members of the development group, he has confirmed their involvement. Recently, the Hollywood City Commission unanimously approved amendments to the master plan, allowing for an increase in height from 12 to 17 stories and an expansion of the condo units from 134 to 248.
City Commission's Perspective
During the commission meeting, Hollywood Mayor Josh Levy expressed enthusiasm for the project, emphasizing its ownership aspect and its potential to invigorate downtown Hollywood. The commission is slated to vote on the final approval of the site plan at its upcoming March 20 meeting.
Development Site History
Ensinck acquired the development site two years ago through his company, 1817 Taylor St Development LLC, for $6.7 million. The site had remained vacant for over a decade before his acquisition. Hollywood's Director of Development Services, Andria Wingett, highlighted the underutilization of the site at a recent commission meeting.
Surrounding Development Context
The area surrounding the Star Hollywood site has seen a surge in high-rise development in recent years, particularly south of Young Circle. Hollywood developer Chip Able announced the conversion of his Circ Residences apartment tower into a condo building, with unit prices ranging from $450,000 to $1.3 million. Abele's GCF Development completed the 25-story Circ Residences in 2019, adding 386 units to the downtown area.
