Leasing has officially started for the new tower at 125 West 57th St. in Midtown Manhattan. This 260,000-square-foot building includes ground-floor retail and approximately 180,000 square feet of full-floor Class A office space. Tenants will enjoy direct Central Park views and private outdoor spaces.

Developed by Alchemy-ABR Investment Partners and Cain International, this property is a standout along the renowned Billionaires’ Row. It is the only planned, ground-up Class A office building for the Plaza District, designed to fill a market gap as new office developments become scarce.

Designed by FXCollaborative, the 30-story, 420-foot-tall glass tower features vertical, bronze-colored fins. JLL is exclusively handling leasing for the building, with office tenant buildouts set to begin by the third quarter of 2024. A temporary certificate of occupancy is expected in the first quarter of 2025.
The building emphasizes an experiential office environment, prioritizing health and well-being. This approach aligns with current market demands shaped by the pandemic. The project aims for LEED Gold certification, further emphasizing its commitment to sustainability and employee well-being.
Peter Miscovich, a global leader at JLL Consulting, highlights the importance of experiential workplaces. These spaces foster greater employee engagement and satisfaction by providing interactive and immersive environments. This design promotes creativity, collaboration, and knowledge-sharing, which are crucial for modern workspaces.
An experiential office environment is also a strong strategy for attracting and retaining talent. It signals an organization's commitment to employee well-being and offers a unique work experience that appeals to both current and prospective employees. By integrating elements of hospitality, technology, and activity-based work, the building aims to enhance productivity and innovation.
An experiential workplace contributes to broader sustainability and wellness goals by promoting physical activity, healthy behaviors, and a sense of community. This holistic approach positively impacts employee health, work-life balance, and overall well-being.
Pierre Debbas, Esq., notes the optimism surrounding Class A office space, contrasted with the less optimistic outlook for Class B and C buildings. The focus on creating an experiential, modern space meets current post-pandemic demands. The leasing team from JLL, including Mitchell Konsker, Christine Colley, Dan Turkewitz, Kristen Morgan, and Kate Roush, is handling the leasing process.
Alchemy-ABR and Cain International bring extensive experience in commercial, hospitality, and residential projects to 125 West 57th St. Their portfolio includes successful ventures like The Woolworth Tower Residences and high-end residential condos on the Upper West Side, demonstrating their capability to deliver premium properties.
