What Miami-Dade County Is Building
Miami-Dade County's approved plan centers on restoring the building's distinctive 1926 Spanish Rococo front façade while replacing the demolished rear auditorium with a new 310-seat performance theater. The $58.4 million budget draws from multiple public funding sources, including $28.5 million in 2004 Miami-Dade general obligation bonds, $13.4 million from the countywide infrastructure investment program, $9.1 million in special obligation bonds, $5.4 million in parking revenues and additional contributions. The plan also incorporates retail, office, educational and open-air plaza space, along with a 289-space parking garage accessed via a 30-foot-wide driveway from Main Highway.
GableStage, FIU and the Future of Theater at the Playhouse
GableStage has been selected by Miami-Dade County to operate and program the new 310-seat theater, with a mission centered on cultivating Miami's theater professionals. GableStage and Florida International University are collaborating on joint initiatives ranging from student internships within a professional theater company to the development of the first master's degree in theater offered by a college or university in Miami-Dade County. Bari Newport, Producing Artistic Director of GableStage, described the reopening goal as both history and destiny, framing the Playhouse as the rightful hub for the community's and the world's great artists, playwrights and performances.
Community Considerations and Next Steps
The redevelopment has drawn scrutiny from neighborhood groups including Preserve the West Grove and the Coconut Grove Homeowners and Tenants Association, which sought commitments from the county addressing traffic, jobs, neighborhood programming and recognition of the historically Black West Grove community adjacent to the site. A state-level challenge from a Florida legislator was filed but died in committee in March without a hearing. While the commission vote represents a major milestone, opponents could still challenge the approval in court, and the county must obtain remaining permits and satisfy conditions tied to the approval before construction on Phase 2 can begin. The project remains on track for a targeted reopening in 2027.
