What The Gateway Place Project Includes

Plans have been submitted for Gateway Place, a new affordable housing development proposed at 10304 South Central Avenue in Watts. The project, led by Logos Faith Development, would bring 134 affordable apartments to the corner site at South Central Avenue and East 103rd Street. The six-story building is planned to include a mix of one-bedroom and two-bedroom apartments, with most units reserved for low-income households. According to submitted plans, the development would rise approximately 68 feet and contain nearly 80,000 square feet of total floor area.

What The Affordable Housing Program Looks Like

The residential program includes 116 one-bedroom apartments and 18 two-bedroom units.

Of the total apartment count:

  • 106 units are planned for low-income households
  • 27 units are reserved for moderate-income households
  • One unit will serve as a manager’s apartment

The proposal reflects continued efforts to expand affordable housing options in South Los Angeles as housing affordability pressures remain severe across the region.

What Amenities And Commercial Space Are Planned

In addition to housing, the project would include approximately 3,590 square feet of ground-floor commercial space facing South Central Avenue. Plans also call for residential amenities, including a second-floor courtyard, rooftop deck, bicycle parking, residential lobby areas, and ground-level parking with 38 vehicle stalls. The integration of commercial frontage and outdoor communal areas reflects a more mixed-use and community-oriented design approach than many older affordable housing developments.

What The Design Looks Like

The project was designed by JZA Architecture. Renderings show a contemporary mid-rise building with a darker textured base supporting lighter upper residential floors. The façade incorporates vertical window patterns, storefront glazing, and stepped massing that creates upper-level outdoor spaces. The design aims to introduce a more modern urban housing presence along the South Central corridor while maintaining a relatively compact site footprint.

What This Means For Watts Development

Gateway Place adds to a growing number of affordable housing proposals moving through planning stages across South Los Angeles neighborhoods. As the city continues facing a major housing shortage, developers and nonprofit groups are increasingly targeting transit corridors and commercial streets for higher-density affordable housing projects. The inclusion of retail space also signals continued interest in creating more neighborhood-serving mixed-use environments within affordable housing developments. A construction timeline has not yet been announced.
