Adam Neumann, the former CEO of WeWork, continues to grow his real estate portfolio in South Florida. Through his new venture, Flow, in partnership with Canada Global, Neumann purchased the Aventura Corporate Center for $116.2 million, marking a significant acquisition at a discount.
Aventura Corporate Center Purchase
The Aventura Corporate Center, located on a 10-acre site at 20807 Biscayne Boulevard, includes three office buildings totaling 251,773 square feet of space with 931 parking spots. Built between 1986 and 2007, the complex is 92 percent occupied, with Morgan Stanley as the anchor tenant. The property was previously sold for $140 million in 2021, with the recent sale reflects a 17 percent decline in value.
Future Development Plans for the Site
Local officials have already approved plans to enhance the property by adding two 24-story towers. These will include 495 residential units and 39,000 square feet of commercial space, potentially transforming the site into a mixed-use development.
Financing and Neumann’s Investment
Ladder Capital Finance facilitated the purchase with an $80 million acquisition loan. Neumann’s financial involvement amounts to $36 million, including $25 million invested in Canada Global in September and $11 million in equity through Flow, as detailed in a filing with the Tel Aviv Stock Exchange.
Flow’s Growing Presence in Miami
Since stepping down from WeWork in 2019, Neumann has based himself in Miami, where he launched Flow with significant backing, including $350 million from venture capital giant Andreessen Horowitz. Flow owns two rental properties in Miami and Fort Lauderdale and recently began sales for its third project at the Miami Worldcenter, supported by a $108 million construction loan secured in 2022.
A Shift in Neumann’s Real Estate Strategy
The Aventura deal exemplifies Neumann’s pivot from co-working spaces to a broader focus on real estate development. With Flow’s expansion and ambitious projects, Neumann appears to be carving out a new niche in South Florida’s real estate landscape.
