What Abreu Development Is Planning

Miami-based Abreu Development is seeking approval for Sunstone, a mixed-use development planned on 20.2 acres west of Southwest 137th Avenue in Homestead. The project would transform four agricultural parcels into a residential and retail destination featuring apartments, commercial space, and community amenities. According to project documents, Abreu Development acquired the development site for a combined $9.5 million in January. The proposal is scheduled for review by the Homestead Development Review Committee on June 23.

What the Residential Component Includes

Sunstone's residential portion would consist of four apartment buildings delivering 200 units. Residences would range from one-bedroom to three-bedroom layouts measuring approximately 755 to 1,445 square feet. Planned amenities include a swimming pool, pickleball court, playground, and a 3,026-square-foot clubhouse designed to serve residents throughout the community. The project would add new multifamily housing inventory to one of Miami-Dade County's fastest-growing residential markets.

What the Retail Component Includes

The commercial portion of Sunstone would feature five standalone buildings totaling 56,530 square feet of retail space. Potential tenants identified in project plans include a drive-thru restaurant and a car wash, alongside additional retail uses. The mixed-use approach is intended to create a neighborhood-oriented development that combines residential living with daily services and shopping opportunities. The site plan also includes 789 parking spaces to support both residential and commercial uses.

What Cabrera Ramos Architects Designed

Cabrera Ramos Architects is serving as the project's architect, designing a development that separates residential and retail uses across multiple standalone structures. Attorney Hugo Arza of Holland & Knight is representing Abreu Development during the approval process. The project site is located west of Southwest 137th Avenue in Homestead, within Miami-Dade County's southern growth corridor.

What Comes Next for Sunstone

The Homestead Development Review Committee will consider the proposal during its June 23 meeting. If approved, Sunstone would convert more than 20 acres of agricultural land into a mixed-use community featuring housing, retail, and recreational amenities. The project would also expand Abreu Development's growing South Florida pipeline, which includes other proposed residential, industrial, and commercial developments.
