A Church Amenity? Black Salmon Proposes New Mixed-Use Edgewater Tower

Black Salmon, a Miami-based developer, is reimagining Edgewater with a 36-story mixed-use tower that blends residential, retail, and community spaces. This transformative project, a collaboration with the Mission San Francisco y Santa Clara, aims to create a vibrant urban hub while honoring the neighborhood's cultural and spiritual heritage.

Architectural Innovation

Designed by Arquitectonica, the tower will feature a striking Diagrid Envelope, a geometric design connecting the podium to the tower, adding a unique element to Miami’s skyline. Situated on a 1.02-acre site encompassing several parcels along N.E. 28th and 29th Streets, the development promises to be an architectural landmark in the city.

Expanding Community Spaces

A critical aspect of the project is the integration of a new five-story facility for the Mission San Francisco y Santa Clara church. This addition will include offices, meeting rooms, and rectory residences, while the original 1997 church structure will remain intact. The new church facilities will be strategically located adjacent to the tower, ensuring the preservation of the mission's spiritual presence.

Residential and Retail Offerings

The 552,326-square-foot development will house 229 residential units starting on the 11th floor, ranging from 706 to 2,298 square feet. These include a mix of one- to four-bedroom options, catering to a variety of lifestyles. At the base of the tower, 4,416 square feet of retail space will serve both residents and the surrounding community.

Amenities and Parking

The tower will provide luxury amenities, including a rooftop pool, coworking spaces, a fitness center, a library, a spa, a children’s playroom, a private cinema, and a lounge. A multi-level parking structure with 412 spaces is seamlessly integrated into the design, ensuring convenience for residents and visitors.

A Milestone for Edgewater

With a planned rooftop height of 406 feet, the tower is poised to stand out in the growing Edgewater neighborhood. The Urban Development Review Board will evaluate the proposal on December 18, signaling a significant step forward for this project.
