  • The $77.71 million John Dewey Middle School Annex has opened at 106 Avenue X in Gravesend, Brooklyn, adding 553 seats for students in grades 6 through 8.
  • The 75,000-square-foot, three-story facility includes classrooms, science labs, a gymatorium, library, cafeteria, medical suites, and an outdoor playground.
  • The project was designed by the NYC School Construction Authority and built with union labor, helping address school overcrowding in southern Brooklyn.

New School Capacity Comes Online

The new annex is now open at 106 Avenue X, expanding educational capacity in Brooklyn's District 21. The facility is one of 10 new school buildings opening for the 2026-27 school year, collectively adding 4,656 seats across New York City. For investors and developers, the project highlights continued public investment in community infrastructure as New York City works to accommodate population growth and comply with the state's class-size requirements.

$77.71M Project Adds Modern Facilities

The annex delivers approximately 75,000 square feet of educational space and was built by Technico Construction Services. It includes 18 general education classrooms, two special education classrooms, science laboratories, art and music rooms, a gymatorium, library, kitchen and dining areas, and an outdoor playground. The facility will also provide a pathway to the adjacent John Dewey High School, creating a connected middle-to-high-school campus for local students.

Address: 106 Avenue X

Construction began in May 2024 and followed a roughly two-year schedule. The NYC School Construction Authority had identified the annex as a 553-seat project in its capital planning documents. The opening comes as southern Brooklyn continues to receive new school capacity aimed at easing overcrowding. For nearby landlords and developers, new public facilities can also strengthen the appeal of established residential neighborhoods by improving access to schools and community infrastructure.

The Takeaway

The John Dewey annex is a $77.71 million investment in Gravesend's educational infrastructure, adding 553 seats and modern facilities at a time when Brooklyn continues to need additional school capacity. For the surrounding real estate market, the project reinforces the value of continued investment in neighborhood amenities.
