Construction continues at 410 N. Elizabeth Street in Chicago's Fulton Market District, with crews completing caisson work and installing the project's first tower crane foundation. The milestone marks the beginning of vertical construction for the development's west tower, one of two residential high-rises planned for the site. The property is bordered by Metra rail lines to the north and south, North Elizabeth Street to the east, and North Ogden Avenue to the west. General contractor Clark Construction and Adjustable Concrete are currently working on foundation construction before the tower begins rising above street level.
What the Mixed-Use Development Will Include
The west tower will stand 31 stories and deliver 341 apartments. Once both towers are complete, the development will provide a total of 724 residential units, including 145 affordable apartments. Residents will also have access to a shared podium featuring approximately 300 parking spaces, ground-floor retail space, and bicycle parking with one bike storage space provided for every apartment. The combination of market-rate and affordable housing is expected to add significant residential density to one of Chicago's fastest-growing neighborhoods.
What Makes the Project Different
One of the project's most notable features is its commitment to sustainability. Tree Street Group plans to install a geothermal energy system consisting of approximately 120 closed-loop geothermal bores beneath the site. According to the developer, the system is expected to supply roughly 80% of the buildings' heating and cooling needs, reducing long-term energy consumption and supporting a more efficient building operation. The towers were designed by Archeo Design Studio.
What Comes Next for the Development
The installation of the tower crane signals that above-ground construction is approaching after months of foundation work. Although an official completion date has not been announced, projects of this size typically require 18 to 24 months to complete once vertical construction begins, as Fulton Market continues attracting new residential and mixed-use developments.
