5WTC Megatower to Receive $31M Funding Boost for Affordable Housing

A planned supertall apartment tower at Ground Zero is on the verge of securing a substantial government funding boost of $31 million. 

The origin of the boost: This funding has been designated from resources allocated after the tragic events of 9/11, specifically intended for stimulating job creation and enhancing waterfront facilities in Lower Manhattan.

How the project got the boost: The U.S. Department of Housing and Urban Development green lit a proposal pushed by the Lower Manhattan Development Corporation that requires the redirection of $31 million from two separate sources. The first $21 million, come from a joint state/city jobs program and the remaining $10 million, from waterfront funds for unspecified “affordable housing” purposes.

The team behind this project: The 900-foot residential skyscraper is going to be built by Silverstein Properties and Brookfield Properties

The contention regarding affordability: Under the state's proposed strategy, one-third of the 1,200 apartments at 5WTC will be available for rent at rates below the market rate, catering to income-qualified tenants. This decision has garnered mixed reactions from advocates, who were pushing for all apartments to fall within the affordable housing category.

State officials contended that achieving a 100% affordable housing tower was not financially viable, and estimated that it would necessitate a whopping $900 million in government subsidies to bring such a project to fruition.

What’s the next step: The $31.7 million in government funding has not yet been allocated to a specific project. The Lower Manhattan Development Corporation (LMDC) is currently working on determining how to use the funds.

This funding injection represents a significant step toward addressing affordable housing needs in the area surrounding Ground Zero and underscores the ongoing efforts to ensure a more equitable living environment for all residents in Lower Manhattan.
