Construction is nearing completion on AVIVA, a new mixed-use residential development at 189 Phillip Street in Jersey City, New Jersey.

Developed by Alpine Residential and designed by GRT Architects in collaboration with Ismael Leyva Architects, the project consists of two 12-story rental buildings connected by a one-story lobby and retail podium. The development will deliver 500 rental apartments along with approximately 4,000 square feet of ground-floor retail space.

The project occupies a previously vacant site within the Science and Technology District of the Liberty Harbor Redevelopment Plan, adjacent to Liberty State Park, the Liberty Science Center, and the emerging SciTech Scityinnovation district.

What the Development Includes

AVIVA offers modern residences with floor-to-ceiling windows designed to capture views of the Manhattan skyline, New York Harbor, the Statue of Liberty, and Liberty State Park. Select homes also include private balconies or terraces.

Interior finishes feature plank flooring, quartz countertops, soft-close cabinetry, stainless steel appliances, and in-unit washers and dryers.

Residents will have access to an extensive amenity package, including a rooftop pool and lounge with grilling stations, landscaped gardens, a fitness center with a HIIT studio, coworking spaces with private offices and conference rooms, a sky lounge with a demonstration kitchen, a children's playroom, and a pet salon. The property also features a landscaped water garden that will be open to both residents and the public, along with 24-hour concierge service, bike storage, on-site parking, and electric vehicle charging stations.
