What Bethany Senior Terraces Brings to East Flatbush

Construction is officially complete on Bethany Senior Terraces, a new affordable senior housing development at 610 East 40th Street in East Flatbush, Brooklyn. Developed by RiseBoro Community Partnership and designed by Paul A. Castrucci Architects, the four-story project delivers 57 affordable apartments reserved for residents aged 55 and older. A ribbon-cutting ceremony was recently held to celebrate the completion of the $48 million development.

The building replaces two previously vacant properties formerly owned by Bethany Methodist Home for the Aged.

What Residents Will Get

The apartment mix includes 45 studios and 12 one-bedroom units, all reserved for households earning at or below 50 percent of the area median income. Eighteen apartments include supportive housing services for formerly homeless seniors, while additional units are designed for residents with mobility and sensory impairments. Amenities include outdoor terraces, a large community garden, interior gathering spaces, storage facilities, and a hydroponic greenhouse connected to a shared teaching kitchen.

What Makes the Project Stand Out

Bethany Senior Terraces was designed to meet Passive House and Enterprise Green Communities Plus standards. The fully electric building includes Energy Recovery Ventilation systems, Energy Star appliances, LED lighting, low-VOC materials, and rooftop infrastructure capable of supporting future solar installations. The project was financed through a mix of Low-Income Housing Tax Credits, New York State housing subsidies, NYSERDA funding, and support from the New York City Department of Housing Preservation and Development.
