The project is being developed by NB Plaza Owner LLC, a joint venture between Ifany LLC and Abundant Life Family Worship Church. The tower will rise 45 stories and include 800 residential units, making it one of the largest multifamily projects in the region. In addition to housing, the development will feature approximately 25,000 square feet of ground-floor retail space and a 501-space parking garage with valet service.

Of the 800 apartments, 160 units will be designated as affordable housing, aligning with local housing requirements. The inclusion of affordable units was previously approved by the New Brunswick Housing Authority, helping the project move forward without zoning variances. The building is designed by Fogarty Finger and will feature a modern glass façade with two interlocking towers rising from a multi-story podium. Renderings show curved surfaces and floor-to-ceiling glass, with a more structured grid pattern on the taller southern portion of the building. Once completed, the project will become the tallest structure in Middlesex County, significantly altering the skyline of New Brunswick.

The site sits within the Downtown Redevelopment District Renewal Area, allowing the project to move forward without requiring zoning variances.
