Construction is entering its final stages at 520 Fifth Avenue, an 88-story mixed-use skyscraper rising one block north of Bryant Park in Midtown Manhattan. Located at 520 Fifth Avenue, the project stands 1,002 feet tall and spans approximately 415,000 square feet, making it one of New York City's newest supertall towers. The development combines luxury residences, boutique office space, and street-level retail into a single vertical mixed-use destination. Exterior work is nearly complete, with only a handful of terracotta panels, one entrance arch, and sidewalk improvements remaining before construction wraps up.

What Makes the Tower Stand Out

Designed by Kohn Pedersen Fox (KPF), the tower features a distinctive terracotta façade with oversized arched entrances that create a grand arrival experience along East 43rd Street. Separate entrances serve the residential lobby, office lobby, and the private Moss members club, all connected through an elegant vaulted arcade. The building's slender profile and classic architectural detailing help distinguish it from many contemporary glass towers while complementing the surrounding Midtown skyline.

What Residents and Office Tenants Can Expect

The residential portion begins on the 42nd floor, offering 100 condominium residences ranging from one- to four-bedroom layouts. Interiors by Charles & Co. feature ceiling heights ranging from 10 to 14 feet, wide-plank white oak flooring, custom walnut kitchens, quartzite countertops, and spa-inspired marble bathrooms. Residents will also enjoy access to Penthouse 88, an exclusive amenity floor on the top level featuring a solarium, lounge, dining room, library, game room, billiards area, and sweeping panoramic views of Manhattan. The office component occupies 25 floors with column-free layouts, ceilings exceeding 12 feet, operable arched windows, tenant-controlled HVAC systems, and private landscaped terraces on many floors. Office tenants will also have access to fitness, spa, hospitality, and dining amenities within the building.

What Leasing Activity Says About Demand

Even before construction is fully complete, the office space has attracted several notable tenants. Private equity firm Ancient, global investment bank JAB, a biotechnology hedge fund, and Texas Capital have all secured office space within the tower. As of the latest leasing update, nearly 37,000 square feet of boutique office space had already been leased, highlighting continued demand for premium office space in Midtown Manhattan. Residential sales are being managed by Corcoran Sunshine Marketing Group, while JLL is overseeing leasing for the commercial office space.
