SL Green’s 1185 Sixth Avenue continues to gain traction in the competitive office market, with a new lease deal and upcoming enhancements making headlines. The latest transaction, a direct lease with Hartree Partners for 54,250 square feet, brings the iconic 1.1 million square-foot tower to 85% occupancy.
Hartree Partners, formerly a subtenant, expanded its footprint in the building by signing a direct lease. This follows a year of robust leasing activity, during which the tower secured 180,000 square feet of new deals. The asking rent for Hartree’s lease was set at $75 per square foot, reflecting the property’s premium location and amenities.
The deal was facilitated by leading brokerage teams, with CBRE representing Hartree Partners and Newmark acting on behalf of SL Green, where Steven Durels leads leasing activity.
Adding to the tower’s appeal is the highly anticipated Carnegie Café, a large ground-floor restaurant set to open at the corner of West 57th Street. Occupying the space that previously housed the NHL store, the café is expected to bring a modern and vibrant dining option to the building.
Construction for Carnegie Café is set to begin soon, signaling continued investment in the property. With this new amenity, 1185 Sixth Avenue aims to further enhance the experience for its tenants and visitors, solidifying its position as a prime destination for businesses in Midtown Manhattan.
