DW Partners is an employee-owned alternative asset manager that invests in bonds and loans collateralized by real estate. The firm was founded in 2009 by David Warren, a 35-year veteran of the real estate debt markets, and has produced more than $4 billion of cumulative gross profits for its institutional and high net worth investors.
DW has widened and narrowed its focus over the years as markets have changed and seeks high absolute returns from niche strategies within the real estate debt universe. DW buys bonds and originates loans in strategies where it has a portfolio manager and team with extensive experience in the underlying investments through various cycles. At present, DW’s capital is invested in debt collateralized by residential and commercial real estate, ranging from credit-sensitive RMBS and CMBS to financing strategies for US homebuilders to multifamily construction loans. DW direct lending professionals have core expertise in loan origination and underwriting, along with ongoing servicing of originated loans through maturity.
DW provides investors opportunities to invest in these core strategies through open- and closed-end funds, separately managed accounts, and via co-investments in larger individual assets.
