ZSD Corp. is moving forward with 1282 Washington, a luxury condominium development at 1282 W. Washington Blvd. in Chicago's West Loop. The project will replace a one-story commercial building on an 18,000-square-foot site that the developer purchased for $5 million in April. Designed by Sullivan Goulette & Wilson, the development will rise five stories and include 16 condominium residences. Every home will feature either four or five bedrooms, a dedicated family room, and private outdoor space, creating an alternative to the limited supply of single-family homes in the neighborhood.

What Is Driving Buyer Demand

Buyer interest has been strong from the start. Before demolition even began, contracts had already been signed for 12 of the 16 residences, making it one of ZSD's fastest-selling West Loop projects to date. Homes in the development are priced from $1.75 million to $3.2 million, with the remaining available residences listed between $2 million and $3 million. According to the development team, demand is being driven by buyers looking for larger homes while remaining close to downtown and within the attendance boundaries of Mark T. Skinner West Elementary School, one of Chicago's highest-rated public elementary schools.

What Makes the Project Stand Out

The West Loop has become increasingly popular with families, yet larger condominiums remain difficult to find. Over the past 12 months, only 28 of the 695 condominiums sold in the neighborhood offered four bedrooms, representing roughly 4% of all condo sales. Research from the project's sales team also found that 97% of homes within the Skinner West school district contain three bedrooms or fewer, making 1282 Washington one of the few developments designed specifically for growing families seeking more living space. The location also places residents within walking distance of neighborhood amenities, including Mary Bartelme Park, the WNDR Museum, and the Chicago Children's Theatre, adding to the project's appeal for family households.

What This Means for the West Loop

As more families choose to remain in the West Loop rather than move to the suburbs, developers are responding with larger residential floor plans instead of traditional downtown-sized condominiums. With spacious layouts, premium pricing, and strong early sales, 1282 Washington reflects the growing demand for luxury family housing in one of Chicago's fastest-growing residential neighborhoods. The project also highlights how proximity to highly rated schools continues to influence new residential development in urban markets.
