Wood Partners Breaks Ground on 237-Unit Alta Thoreau

What Wood Partners Is Building

Wood Partners has started construction on Alta Thoreau, expanding its multifamily footprint in the Boston suburbs with a new 237-unit rental community roughly 20 miles northwest of Boston. The project will feature one-, two- and three-bedroom apartments across two five-story residential buildings. The development is located at 265 and 269 Forest Ridge Road, with construction scheduled for completion in February 2028. The project will also add 54 affordable apartments, according to Wood Partners and Traded, giving the community a meaningful workforce-housing component alongside its market-rate units.

 

 

What Alta Thoreau Adds To Concord

Alta Thoreau is designed with a mix of indoor and outdoor amenities aimed at positioning the property as a higher-end suburban rental community. Residents will have access to Pilates and yoga studios, a golf simulator, tavern lounge, work-from-home library, swimming pool, fire pits, pet spa and dog park. The property will also include two landscaped courtyards and 394 parking spaces. The location provides access to Massachusetts Routes 2 and 62, connecting Concord with Boston and surrounding employment centers. The property is also near parks, golf courses and retail along the area's major corridors.

What The Passive House Design Means

The development stands out for its sustainability strategy. Alta Thoreau will be Wood Partners' first Passive House-designed community in Massachusetts, with the buildings designed around ultra-low energy consumption. The property will run entirely on electric power and incorporate porous pavement as part of its site design. For multifamily investors, that gives the project a sustainability profile that could become increasingly important as operating costs, energy efficiency and building standards influence new construction.

Alta Thoreau adds to Wood Partners' growing Massachusetts pipeline, with the company already operating eight other projects in the state. The developer is also continuing to expand its suburban multifamily strategy across other gateway markets, including recent starts near Raleigh and Atlanta. For landlords and multifamily investors, the project is notable for combining new suburban rental supply, affordable housing and energy-efficient construction in a Boston-area market where high housing costs continue to support demand for professionally managed apartments. With construction underway and delivery targeted for February 2028, Alta Thoreau gives Wood Partners another foothold in one of the country's most expensive housing markets.
