Williams Equities announced that it has leased 100,000 square feet of office and retail space at 470 Park Avenue South since acquiring the building 18 months ago. The century-old commercial real estate family office, which holds a three-million-square-foot portfolio comprising more than a dozen buildings in Manhattan, pointed to the leasing activity as a sign of strong tenant demand for the property.

New Tenants Sign On
Among the new tenants welcomed to the property is impact.com, which signed a 10-year lease for 41,000 square feet across two floors. Yoga Joint, described as a premier fitness and yoga studio, leased the last remaining ground-floor retail space in the building. Together, these leases reflect a mix of office and retail activity that has helped Williams Equities reach the 100,000-square-foot leasing milestone since taking ownership of the property.
Amenities and What's Next
As part of its ownership, Williams Equities enhanced the building's shared amenities, which now include a private outdoor patio and event space with a fire pit, a communal work lounge, and a coffee bar for tenants. Looking ahead, the firm is pre-building two 10,000-square-foot floors that will be available for occupancy in September 2026, and it can assemble up to 60,000 square feet of contiguous office space within the building for prospective tenants.
