The Turtle Creek site came to Preston Cheng, president of USA Infrastructure Investments and principal of One Turtle Creek, in 2021 from an international developer, with plans and entitlements already in place for a residential tower.

After carefully evaluating the approved scheme, Cheng and his team saw an opportunity to create a residence more reflective of both the character of Turtle Creek and their long-term vision for the site. Guided by a clear vision for what residential living in Turtle Creek could become, Cheng revisited the project in its entirety and enlisted acclaimed architect Lucien Lagrange to create an architectural expression worthy of its setting.

Recognizing the importance of service and design in shaping the resident experience, Cheng envisioned Rosewood as an integral part of the development, bringing together exceptional architecture, thoughtfully crafted interiors, and the brand's renowned approach to service and hospitality.

The result is Rosewood Residences Turtle Creek, a 17-story Beaux-Arts-inspired tower comprising just 33 residences, developed by One Turtle Creek, a partnership between USA Infrastructure Investments and SVAG, with interiors by AD100 designer Dan Fink. Offering a highly curated residential experience, the collection ranges from expansive two-bedroom residences to a singular penthouse.

In July, Douglas Elliman Development Marketing was appointed exclusive sales and marketing representative for the final phase, with Dallas real estate veterans Tiffany Hawkins and Josh Ellis leading sales efforts.

Traded spoke with Cheng about the vision behind the project, the decision to create a more intimate collection of homes, and the elements that distinguish Rosewood Residences Turtle Creek within Dallas' luxury residential landscape.

46 to 33

Initial market research pointed toward a more conventional residential program. Buyer interest, however, quickly revealed an opportunity to create something more aligned with the lifestyle expectations of today's luxury homeowner.

"We started, as many people do, with a market analysis of the existing inventory in Dallas," Cheng says. "It leaned toward smaller two-bedroom residences, some one-bedrooms, averaging about 2,200 square feet."

As sales commenced, a different pattern began to emerge.

"Very quickly into our sales process, we discovered that buyers were gravitating toward the larger residences," he says. "So we reworked the plan above the market-study average and went from 46 units down to 33. That was the sweet spot."

Rather than maximizing density, the team chose to prioritize scale, livability, and long-term value, resulting in a more intimate collection of residences tailored to the needs of its buyers.

"People in our building are looking for larger homes, 3,000 square feet plus," Cheng says. "They want storage and extra garage space for their cars and personal collections. Many are multi-property owners. This isn't their only home. They have homes in other cities, and they follow the seasons to the best destinations."

This approach ultimately shaped Rosewood Residences Turtle Creek into a boutique collection of just 33 homes, designed to accommodate a sophisticated and globally minded homeownership.

Rosewood, one block from where it started

Just one block from Rosewood's first property, The Mansion on Turtle Creek, Rosewood Residences Turtle Creek represents a natural extension of the brand's longstanding relationship with one of Dallas' most distinguished neighborhoods.

"In a way, Rosewood is returning to its roots in Turtle Creek," Cheng says. "It felt like a natural opportunity to extend the brand's longstanding connection to Dallas through a thoughtfully curated residential experience."

The setting itself played an equally important role in shaping the vision for the project. Long regarded as one of Dallas' most established residential addresses, Turtle Creek is defined by its parks, trails, mature landscape, and enduring architectural character.

"There's a precedent of condo towers throughout the neighborhood, and it hadn't had a new tower in many years until we announced," he says.

Rather than simply introducing a new residential tower, the project seeks to contribute thoughtfully to the ongoing evolution of Turtle Creek, bringing together architecture, hospitality, and residential living in one of the city's most sought-after neighborhoods.

For Rosewood Residences Turtle Creek, the focus remains on delivering a highly curated residential experience, distinguished by its intimate scale, exceptional design, and enduring sense of place.

A day in the building

Asked to describe daily life at Rosewood Residences Turtle Creek, Cheng points not to individual amenities, but to how the various elements of the experience come together to create a seamless way of living.

"The experience is designed to feel both effortless and deeply personal," Cheng says. "There is a sense of calm that comes from knowing every detail has been thoughtfully considered. It's about creating a home where residents feel cared for, connected, and completely at ease."

For Cheng, the appeal lies in the ability to move seamlessly between private and shared experiences.

"You return home, you're welcomed back, and everything feels taken care of," he says. "Perhaps you're hosting friends for dinner, gathering in one of the amenity spaces, or simply enjoying time at home. The residences and amenities are designed to support the way people want to live today."

The collection's amenities reflect that philosophy, offering spaces for wellness, entertaining, quiet relaxation, and time spent outdoors, all thoughtfully integrated into everyday life.

"At the end of the day, it's about creating an environment where every detail is considered, allowing residents to be fully present in the moments that matter most," Cheng says. "That's the experience we're striving to deliver."

The buyer is buying time

Cheng believes today's luxury homeowner is seeking more than an exceptional residence. Increasingly, they are looking for a lifestyle defined by ease, flexibility, and peace of mind.

"What many buyers are looking for today is a more effortless way of living," Cheng says. "When you live in a residence like this, there is a dedicated team behind every aspect of the experience, bringing a sense of ease, confidence, and continuity to everyday life."

For Cheng, one of the greatest advantages of condominium living is the effortless experience it provides.

"There are countless details involved in maintaining a home, all of which require time and attention," he says. "What appeals to many of our residents is having a trusted team and a single point of contact who can seamlessly oversee those needs on their behalf."

That sense of ease is particularly valuable for buyers who divide their time between multiple homes and destinations throughout the year.

"Ultimately, our buyers are looking for a residence that offers exceptional design, thoughtful service, and the confidence that every detail is anticipated with care and attention," Cheng says. "That allows them to focus on the experiences, relationships, and pursuits that matter most."

The detail that defines it, and the one nobody expects

When asked which design elements best define the building, Cheng points first to the arrival experience, an architectural sequence designed to create an immediate sense of place.

"The arrival experience is one of the defining moments of the building," Cheng says. "From the architecture and craftsmanship to the natural light that fills the space, there is a real sense of presence from the moment you arrive. It's a hallmark of Lucien's work, creating an experience that feels both welcoming and memorable."

Beyond the architecture, Cheng believes one of the building's most compelling attributes is its unique perspective on the city and its surroundings.

"One of the things that surprises people most is the range and quality of the views," he says. "You have the greenery and character of Turtle Creek and Highland Park, alongside views toward Uptown, Downtown, and the surrounding neighborhoods. It's a perspective on Dallas that few residences are able to offer."

For many buyers, that connection between city and landscape only becomes fully apparent once they experience the building firsthand.

"It's something that is difficult to appreciate until you're there," Cheng says. "The vantage point is remarkable, and it gives residents a completely different appreciation of both the neighborhood and the city."

Ten years out

Cheng's answer on legacy is one line, and he does not decorate it.

"Just a prestigious address that has appreciated amongst its peers, and really sets the bar for luxury living in the city."

Asked why a buyer would choose this building over anything else in Dallas, he doesn't hedge either.

"Because it's the best. It is the best example of luxury living that you will be able to buy in the city," he says. "There's nobody who will better cater to and better support your sophisticated, travel-oriented lifestyle than Rosewood in this building. And it's in a league of its own."
