The Washington Post has decided to extend its lease at One Franklin Square in Washington, D.C. JM Zell Partners facilitated the renegotiation of the lease, which originally involved 300,000 square feet of space.

Historical Context

The newspaper initially leased space at One Franklin Square in 2014, relocating from its former headquarters at 1150 15th St. NW.

Ownership and Acquisition

One Franklin Square, a 12-story building spanning 612,189 square feet, was acquired by Hines and General Motors Pension Fund in 1996. Prentiss Properties Trust sold the property for $180 million. Over the years, the building has been subject to various loans, including ones from Metropolitan Life Insurance Co. and Mesa West Capital.

Loan Modification

Hines has recently modified and extended the building's loan through Mesa West, ensuring financial stability for up to five years.

Building Features

One Franklin Square, designed by Hartman-Cox Architects and completed in 1990, boasts LEED Certified Gold status. Its amenities include 12 passenger elevators, fitness and yoga centers, conference rooms, a rooftop terrace, controlled access, and ample parking. The property also houses retail spaces occupied by Compass Coffee, SoHo Café, and Union Kitchen.

Tenant Roster

In addition to The Washington Post, the building hosts various tenants such as law firms, financial groups, and media organizations.

Location and Accessibility

Situated at 1301 K St. NW, One Franklin Square enjoys proximity to Franklin Park and the White House. It is conveniently located near major streets and the McPherson Metrorail Station, offering ease of access for tenants.
