Hilton and Reuben Brothers have signed a management agreement to transform the W South Beach into Waldorf Astoria Miami Beach, marking the luxury brand's debut in the Miami Beach market. The oceanfront property is located at 2201 Collins Avenue in Miami Beach, Florida, where it will undergo a comprehensive renovation before reopening in winter 2027 under Hilton's management. The existing 20-story hotel will be repositioned with refreshed interiors, upgraded public spaces, and luxury amenities while maintaining its prime beachfront location and panoramic views of the Atlantic Ocean and the Miami skyline.

What Guests Can Expect

The renovated property will feature 348 refreshed suites, each with a private balcony, ocean views, and contemporary interiors. Guests will be welcomed by a redesigned arrival experience that includes a new lobby and Peacock Alley, Waldorf Astoria's signature gathering space. Additional upgrades include a new food and beverage program led by world-class culinary talent, a redesigned spa and wellness experience, an enhanced fitness center, and improvements to the property's 48,000-square-foot pool deck, including private cabanas. Event spaces throughout the hotel will also be revitalized for meetings, weddings, and special occasions. The renovation is being designed by Avenue Interior Design, which will introduce curated artwork, signature guest experiences, and design elements inspired by Miami Beach's coastal lifestyle.

The redevelopment is located at 2201 Collins Avenue in Miami Beach, Florida, and involves the repositioning of the existing 20-story W South Beach into Waldorf Astoria Miami Beach. The project is owned by Reuben Brothers and will be managed by Hilton following its reopening. Avenue Interior Design is leading the interior design, while the hotel will feature 348 luxury suites, a 48,000-square-foot pool deck, multiple dining venues, a spa and wellness center, upgraded event spaces, and direct beach access. Renovation is underway ahead of the planned winter 2027 relaunch. A general contractor has not been announced.
