What Vivienne Westwood Is Bringing To Collins Avenue
Vivienne Westwood is moving forward with a new South Beach flagship after Miami Beach's Historic Preservation Board approved the project and three building variances. The store will occupy the historic property at 736 Collins Avenue, between Seventh and Eighth streets, just west of Ocean Drive. The approval clears the way for a major adaptive reuse of the 1921 building, which the fashion house acquired in 2024. The property is located within Miami Beach's Art Deco Historic District and has been largely vacant ahead of the redevelopment.
What The Flagship Will Include
The approved plans call for a 4,356-square-foot retail space on the ground floor with three fitting rooms and two storage rooms. The second floor will house executive offices and meeting rooms, while the third floor will become a bridal and eveningwear showroom connected to a rooftop deck. The exterior will feature Florida limestone, polished brass details, a new storefront and the brand's signature Orb sculpture. The most visible element will be the oversized illuminated pink Vivienne Westwood sign, which became a major issue during the approval process.
What The $6M Property Deal Means
Vivienne Westwood paid approximately $6.05 million for the property in 2024, according to Commercial Observer. The three-story building contains about 14,692 square feet, giving the fashion label control of an entire historic property rather than simply leasing a storefront. The investment also puts a major international luxury brand directly on Collins Avenue at a time when the corridor is seeing renewed attention from retailers and property owners. The Miami Beach location would be the brand's third U.S. store, following existing locations in New York and Los Angeles.

For Miami Beach landlords, the project is notable because it combines luxury retail with historic adaptive reuse. Collins Avenue previously attracted major fashion names, and the arrival of Vivienne Westwood adds another recognizable international brand to the corridor.
