What Uniqlo Is Bringing To Miami
Uniqlo has waited a long time to get to Miami. Now it is arriving twice in one week.
The Japanese apparel brand opens at Aventura Mall, 19501 Biscayne Boulevard, on November 5. The store spans roughly 17,269 square feet across two levels and carries the full LifeWear range for women, men and kids. The mall bills it as the first two-level Uniqlo in Florida.
Seven days later, on November 12, Uniqlo opens at 530 Lincoln Road in Miami Beach. The 8,557-square-foot store sits in a building dating to 1929, most recently home to the experiential retailer Showfields, and becomes the brand's first street-front location in the state.
Both stores were announced in January as part of a 2026 U.S. rollout that also covers New York, Chicago, San Francisco, Seattle, Boston and Washington, D.C.
The Lincoln Road Deal: 10 Years, Full Building, $125 a Foot
Uniqlo took the entire two-story building at 530 Lincoln Road, about 14,300 square feet, on a 10-year NNN lease at $125 per square foot, according to traded. The deal closed December 28, 2025. That works out to roughly $1.79 million a year in base rent.
The landlord is Des Moines-based Principal Asset Management, per Commercial Observer. Aaron Butler and Luca Singh Bhalla of Avenue Real Estate Partners represented ownership. Lyle Stern and Daniel Cardenas of Vertical Real Estate, with Emily Kahn and Taylor Cantrell of Open Realty Advisors, represented Uniqlo.
The rate lands below the $150 to $225 per square foot asking range The Real Deal reported for the corridor last fall, which is the kind of pricing a national credit tenant taking a whole building can command. It also shows how far the street has reset from its roughly $325-a-foot peak in 2016, a reset that has pulled in a new wave of operators and buyers.
Stern, who has worked Lincoln Road for decades, put the corridor's pitch simply to The Real Deal:
"Lincoln Road is still the only true pedestrian high street in South Florida."
Uniqlo Joins H&M, Alo and AllSaints on a Reloading Corridor
Uniqlo lands on a block that has been signing big names. H&M already operates across the street at 551 Lincoln Road, a building Robert Rivani bought. Alo Yoga founders Danny Harris and Marco DeGeorge paid $17 million for 100 Lincoln Road, the former Walgreens, for a flagship and private wellness club. Scott Sherman's Torose Equities bought 910 Lincoln Road for $10.4 million, where AllSaints has signed, per The Real Deal.
Aventura Mall is loading up too. The 1.8 million-square-foot center, owned by Jackie Soffer's Turnberry and Simon Property Group, counts Louis Vuitton, Gucci, Prada, Skims, Zara and H&M among its 300-plus stores. Bershka, Revolve, On, Bylt and Wilson are also on the way, and the mall logged 9% traffic growth in the first quarter of 2026, according to Modaes.
Splitting the market between a regional mall and a pedestrian high street gives Uniqlo both of South Florida's main shopper pools: destination mall traffic in north Miami-Dade, and the tourist and local foot traffic of South Beach.
Made for Miami: Local Creatives and UTme! Collabs
Uniqlo is giving both stores a local identity through its "Made for All. Made for Miami" campaign, which features interior designer Dani Klaric, model Josie Lentner, artist Lazaro Rodriguez and chef Sebastian Vargas.
The stores will also carry UTme! graphics tied to Miami artists and brands, including Art Deco-inspired artwork, Joe's Stone Crab, Bobbie Goods and Jarritos. Aventura gets an in-store customization station for T-shirts and tote bags.
The Road to 200 Stores
Uniqlo operates about 2,500 stores worldwide under parent Fast Retailing, which runs more than 3,600 across all its brands. The U.S. count sat at 78 stores in January, with 11 new locations on the 2026 calendar, and the company is targeting 200 North American stores by 2027, per Retail TouchPoints.
U.S. CEO Fuminori Adachi has framed the rollout around site selection:
"Our strategy is about thoughtful growth, opening the right stores in the right places, while ensuring every location reflects our customer's voices and delivers a meaningful, high-quality experience."
The Florida sequence starts October 23 at Waterford Lakes in Orlando, then Aventura on November 5 and Lincoln Road on November 12. Three openings in three weeks take the brand from two Florida stores to five.
