Amidst discussions to revitalize the struggling Twin City Mall in South Florida, plans for a transformative mixed-use project named Village Place are gaining momentum. The mall, operational since 1971, has faced numerous replacement proposals over the years, and sources now suggest that Village Place could soon become a reality.

Phased Development and Comprehensive Offerings

Village Place envisions a 14-story project executed in three phases, delivering a comprehensive blend of amenities. The proposed development includes 947 multifamily units, 206 senior living residences, 222 hotel rooms, and 131,000 square feet of retail space. Notably, the project aims to create a vibrant community with 1.08 acres of open green space for both residents and shoppers to enjoy.

Strategic Property Acquisition

NP Devland Holdings LLC acquired the 127,282-square-foot Twin City Mall for $19 million in April 2022, reflecting a value of $149 per square foot. This marked a significant increase from the property's last transaction in August 2021 when it sold for $8.75 million. Currently, much of the retail plaza is vacant, except for various small businesses and BurgerFi's headquarters.

Collaborative Design Approach

Village Place's design is a collaborative effort involving renowned firms Gensler and 2GHO. The development's total area is capped at 1.58 million square feet, ensuring a well-balanced and sustainable integration within the community. Despite the property's recent acquisition, construction is not anticipated to commence before 2025.

Controversy and Community Concerns

The proposed project has not been without controversy, with local residents expressing concerns about residential density. As the plans progress, Village Place is expected to navigate community discussions and address any apprehensions, emphasizing a balance between revitalization and community integration.

Situated at 101 U.S. Highway 1, North Palm Beach, FL, 33408, in Palm Beach County, Village Place aims to breathe new life into the Twin City Mall area, providing a modern and inclusive space for residents and visitors alike.
