What Triten Is Building in San Marcos

Houston-based Triten Real Estate Partners is expanding its Central Texas footprint with plans for a new 175,000-square-foot industrial development at 2651 Leah Ave., San Marcos, TX. The project represents the company's first ground-up development in the Austin metro after entering the market through its 2024 acquisition of the nearby Central Texas Logistics Center, located directly across the street. The development will rise on a 12-acre site less than one mile from Interstate 35, placing it between Austin and San Antonio in one of Texas' fastest-growing industrial corridors. Triten acquired the property in May 2026 from entities affiliated with Innovative Industrial Properties Inc., with the land valued at approximately $2.4 million.

What the Industrial Development Will Include

The project will feature two Class A shallow-bay industrial buildings designed for tenants seeking spaces smaller than 15,000 square feet. Suites will average approximately 11,000 square feet and include 28-foot clear heights, 140-foot truck court depths, dock-high and grade-level loading doors, enhanced office finishes, energy-efficient building systems, and institutional-quality site design. Method Architecture designed the project, Burton Construction is serving as the general contractor, and Westwood is the civil engineer. Leasing will be led by HPI Real Estate Services & Investments, with Davis Bass, Brooks Benkendorfer, and Will Thomas handling tenant leasing efforts. Construction is expected to begin in late 2026, with completion targeted for mid-2027.

What Triten Sees in the Austin-San Antonio Growth Corridor

According to Keith Gabrielson, Triten's strategy is centered on following the rapid expansion occurring along the Interstate 35 corridor.

"I think the growth story of Austin is super attractive at a holistic level. There is a lot of active capital that wants to be in there, given the advanced manufacturing coming into the market, the technology that's coming into the market. It has a very good growth story. We just want to follow the path of growth as it moves south along I-35."

Gabrielson said the success of the company's nearby Central Texas Logistics Center, which has remained nearly 100% leased since Triten acquired it, helped validate the decision to move forward with its first ground-up project in the region.

"It's performed well and held occupancy well since our acquisition."

The company believes there is growing demand for modern shallow-bay industrial space as population growth, e-commerce expansion, and supply chain diversification continue to drive industrial activity throughout Central Texas.

What Comes Next for Triten

Gabrielson said San Marcos offers a strategic location capable of serving both the Austin and San Antonio markets while benefiting from the city's own economic growth.

"I think it's leaning into the growth corridor of San Antonio and Austin and being able to serve both metros from one location. You get the blend of that capability but then you also have a booming local San Marcos economy as well. That has been the core of our thesis along the I-35 corridor."

He also acknowledged that development in Central Texas presents unique challenges compared to Houston, particularly because of the area's topography and entitlement process. However, he praised the City of San Marcos for its support throughout the project.

"The city has been great to work with. I think they are very much pro-business and have been super helpful throughout the process."

Looking ahead, Triten plans to continue expanding across the Austin region through acquisitions, ground-up developments, and industrial outdoor storage projects as it grows its industrial portfolio.
