What Trinity Southern Is Building
Trinity Southern secured construction financing for 29 Indian Creek, an eight-story luxury residential development at 2901 Indian Creek Drive in Miami Beach’s Mid-Beach neighborhood, near the Faena District and Miami Beach EDITION.
The project will feature 14 condominiums and two two-story townhomes, with residences ranging from approximately 840 to more than 4,400 square feet, according to the project announcement. Prices start around $1.5 million and exceed $8 million for select residences.
What The $19.5 Million Loan Covers
S3 Capital provided the construction financing as presales surpassed 70% and construction progressed. The project had reached approximately 25% completion, with delivery expected in 2027.
The financing was arranged by AJ Bruno and Drew Anderman of CBRE. The loan and site transaction mark a key milestone for Trinity Southern’s first South Florida development.
What Buyers Get For The Price
The project is designed around boutique luxury rather than a large condominium tower.
Amenities include a rooftop pool deck, fitness center, infrared sauna, cold plunge, 24-hour concierge and valet parking. Each townhome will feature a private terrace of approximately 500 square feet with a summer kitchen and wet bar.
Select buyers will also receive access to The Beach Club at the Miami Beach EDITION, including beachfront amenities, cabanas, wellness facilities and dining.
What JMH Development Brings To The Deal
JMH Development, led by Jason Halpern, initially proposed the project and remains a partner. Trinity Southern, led by Bill and Dana Lozito, joined the development in 2025.
Property records show the 15,000-square-foot site transferred for $8 million in connection with the construction loan closing. The property last sold in 2017 for $7.8 million.
Urban Robot is responsible for the project's architecture, interiors and landscape design, bringing a unified approach to the residences and shared amenities.
What The Financing Says About South Florida
The loan shows that lenders remain willing to finance smaller luxury condominium projects when developers can demonstrate meaningful presales and construction progress.
That matters as borrowing costs remain a pressure point for developers. For Trinity Southern, the combination of presales, a limited unit count and proximity to established luxury destinations provides the foundation for the project's next phase.
With delivery targeted for 2027, the next milestone is completing construction while converting remaining inventory into sales.
