What the $19.5 Million Loan Means for 29 Indian Creek

Trinity Southern has secured $19.5 million in construction financing from S3 Capital for 29 Indian Creek, an eight-story luxury residential project in Miami Beach’s Mid-Beach neighborhood. CBRE arranged the transaction, with AJ Bruno and Drew Anderman leading the financing. Construction began in 2025, followed by a formal groundbreaking in early 2026. The project is now approximately 25% complete, with vertical construction underway and completion targeted for 2027. JMH Development is serving as development partner and advisor, while Trinity Southern oversees development and construction. Urban Robot is responsible for the architecture, interiors and landscape design.

What Buyers Get at 29 Indian Creek

The development will feature 14 condominiums and two two-story townhomes, with floor plans ranging from approximately 840 to more than 4,400 square feet. Prices start at $1.5 million and exceed $8 million for the largest residences. Interiors will feature floor-to-ceiling glazing, ceilings higher than nine feet, custom cabinetry, stone kitchen islands and integrated Miele appliances. Select residences will also include expansive terraces and wraparound balconies. Amenities include a rooftop swimming pool, landscaped lounge areas, a summer kitchen, fire pit, fitness center, infrared sauna and cold plunge. Residents will also have access to concierge services and valet parking, while select owners will receive membership access to The Beach Club at the Miami Beach EDITION. The project’s location near Collins Avenue, the Atlantic Ocean and the Faena District places it within an established luxury residential and hospitality corridor.

What Presales Signal for Investors

Reported presales exceeding 70% are an important milestone for a 16-unit development. Independent commercial real estate reporting indicated that 10 residences had been sold before construction began, providing early evidence of buyer demand and helping support the financing process. The project also reflects a broader trend toward boutique luxury developments that compete through location, larger floor plans and resort-style amenities rather than unit count alone. Miami Beach continues to attract high-end condominium buyers, although performance varies by neighborhood, pricing and available inventory. For developers and lenders, presales can help demonstrate market interest before a project is completed. However, they do not eliminate construction, financing or delivery risks. With financing secured and construction advancing, Trinity Southern is moving 29 Indian Creek toward its planned 2027 completion. The key milestone now is delivering the residences on schedule while maintaining the quality expected in Miami Beach’s luxury market.
